FAQ

We understand it’s not always easy to know when your asphalt needs some maintenance, repairs, or replacement.

Below we have answered some common questions regarding concerns for your asphalt.

What can I do to keep my parking lot in good condition?

Applying general maintenance on your asphalt parking lot every 2-4 years. A seal coat, filling in the cracks, replacement of damaged sections and up-to-date line marking will all greatly help expand the lifetime of your parking lot and continue to leave a great first impression to your employees and customers.

What are the benefits of maintaining your parking lot? In most cases, your parking lot is the first thing your customers/employees see approaching your property. A nicely maintained lot makes a great first impression, adding an image to your brand. It also shows that you offer care and safety for both your customers and employees.

What is the best time of the year to perform maintenance on my parking lot/ asphalt?

Weather pending, generally the season for asphalt maintenance can be done between the months of April and December.

What are the reasons why asphalt needs to be maintained?

Asphalt deterioration is unavoidable, but fortunately, it can be slowed down significantly with a general maintenance routine. Over time the consistent attacks of water, oxidation, and chemical/gas/oil spills cause the asphalt to dry, grow brittle, and eventually break apart. Avoiding to maintain these issues will lead to a dried-out, gray asphalt surface riddled with cracks and potholes. inspecting your asphalt yearly and addressing and cracking, fading or repairs is essential in maintaining the longevity of your asphalt.

HOW MUCH DOES IT COST TO PAVE A PARKING LOT OR DRIVEWAY WITH ASPHALT?

There are several factors to consider when pricing asphalt work. Without first inspecting the current condition of the property it is difficult to provide an accurate quote - this is why we like to visit the site in person and cannot typically provide quotes over the phone.

The main factor is the square footage; this is the starting point for calculating the costs. Several other factors could impact your projects’ total costs, such as the thickness of asphalt being laid down, the base layer needed, the type of asphalt used, required site preparation or demolition needed, drainage needs, labour costs, etc.

HOW OFTEN SHOULD YOU HAVE YOUR DRIVEWAY SEALED?

Depending on wear and tear – you should have your driveway resealed every 2-3 years.

New asphalt should be sealed 3-6 months after being laid.

CAN I SEAL MY OWN DRIVEWAY?

It might seem like an easy job or a more cost-effective solution to seal your driveway yourself, but if you take into consideration the materials, tools, and time needed to complete this job, it is likely better left up to the professionals. We have the expertise to get the job done efficiently and without any mistakes.

The sealant purchased in stores for personal use is not as durable or long-lasting as the professional products we use. Any spillage, splashes or mistakes will not easily wipe off with just water or soap, we use a special product to remove any sealant on unwanted areas.
